Significant investment has been made into the centre, including an $80 million Woolworths and fresh food expansion in 2017 and a $7 million Target reconfiguration in 2023, introducing ALDI, Planet Fitness, and TK Maxx, resulting in a 19% increase in foot traffic and longer dwell times.

The centre benefits from its strategic location 11km southeast of Townsville CBD, at the busy intersection of Bruce Highway and Ross River Road, capturing Townsville’s expanding western catchment. Willows Shopping Centre serves a large trade area of over 236,000 residents, projected to grow to more than 276,000 by 2041, with retail expenditure in the catchment forecast to reach $7.56 billion. The surrounding area features strong economic fundamentals, with Townsville contributing over $17 billion annually to Queensland’s economy and emerging as a hub for renewable energy, mining, and logistics.

Willows Shopping Centre attracts a diverse customer base, including families, commuters, and students. Its highly productive major retailers deliver a total moving annual turnover of $368 million, with top-performing majors generating $190 million. The centre also offers value-add development opportunities, including potential expansion of Coles, additional pad site developments, and flexible zoning for medium-density residential or commercial use.
