341 & 290 Sand Road, Longwarry (Princes Highway), VIC

The Twin Caltex branded service centres are located on either side of the arterial Princes Freeway, in South Eastern Victoria. The West-bound site captures traffic from commuters heading to the city, whilst the East-bound site captures seasonal traffic from commuters travelling to holiday destinations in the East.

These A grade fuel tenants are secured on triple net leases. The centres have recently been refurbished to expand the retail offering and the Starmart convenience store. The sites now include a new Hungry Jacks restaurant (sub leased) complete with drive-through, and space for a second quick service restaurant tenant.

The Princes Highway, Sand Road intersection has been recently grade separated in a $31.2 million upgrade, giving the service centres landmark status, next to the overpass. The works are due to complete around mid-2017 according to Vic Roads.

An opening exists for a quick service restaurant to join Hungry Jacks on both sides of the freeway.
